Register your holiday home to obtain a holiday let licence.<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">To start running a holiday rental business in Andalusia, you must first meet certain legal requirements. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A tenancy of this type is defined as a property that is let to third parties in return for a fee; to fall into this category, the property must be let for a maximum period of 31 days, two or more times a year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The requirements for letting out your property are regulated at regional level (regional legislation). Each region has different legislation, so it is important that you check carefully with the local authorities regarding the legal requirements in the area where your property is located.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Although there are some local variations, in general, the process for registering a holiday let is similar across the country. The first \u2013 and most important \u2013 step is to obtain a tourist licence.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Below is the <a href=\"https:\/\/www.juntadeandalucia.es\/boja\/2016\/28\/6\">Decree 28\/2016, of the Regional Government of Andalusia.<\/a> Here you can find all the necessary and detailed information on holiday accommodation.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-que-es-una-licencia-turistica\"><strong>What is a tourist licence?<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">It is a legal requirement that allows you to turn your home into a tourist or holiday property. This licence has been required since January 2016 for holiday rentals advertised on websites listing such properties, and your advert may be removed if you do not have one.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-como-obtener-una-licencia-turistica\"><strong>How to obtain a tourist licence<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">The steps are as follows:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1. The owner of the holiday let must notify the local authorities that they wish to let their property by submitting a DRIAT (Declaraci\u00f3n Responsable de Inicio de Actividad Tur\u00edstica). Once they have submitted their declaration, they will receive a temporary registration number and will be able to start letting their property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2. When submitting this declaration, landlords must, as a general rule, provide the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Details of the property and the owner<\/li>\n\n\n\n<li>Proof that it holds a certificate of occupancy<\/li>\n\n\n\n<li>Compliance with the requirements set out in the applicable regulations<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">In most regions, this declaration can be submitted online.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The authorities will check the documentation submitted by the owner. If the holiday let meets all the requirements, it will be issued with a permanent registration number (which will serve as the licence number) within around 3 or 4 months. The property will also be entered in the regional register. If the holiday let does not meet the necessary requirements, the owner will have to stop letting the property until it does.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>It is important to note that local regulations for the area in which the property is situated may restrict or impose conditions on its use. Minimum requirements for a holiday let<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Once you have applied for the licence, you must ensure that your holiday home meets a number of requirements in order to be let.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-seguro-de-responsabilidad-civil\"><strong>Third-party liability insurance<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">No matter how careful your guests are whilst staying at your home, accidents can happen \u2013 and they can end up being quite expensive.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Third-party liability insurance covers you against claims from third parties for personal injury or damage to property on your premises.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-libro-de-reclamaciones-e-informacion\"><strong>Complaints and Information Book<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">In Spain, all businesses must display an official \u201ccomplaints book\u201d in plain view (at least in Spanish and English). It is also recommended that you display the house rules, as well as any local quiet hours if your property is situated within a residents\u2019 association. Furthermore, in the event of negative experiences, guests may also leave their comments.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-identifique-a-los-viajeros-y-registrelos-en-la-policia\"><strong>Identify the travellers and register them with the police<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">As the owner of a holiday rental, you must register all guests aged 16 and over by completing the \u201cGuest Registration Form\u201d. You will also need to create a Guest Register and register all guests with the National Police (usually in large towns and cities) or the Civil Guard (usually in villages and rural areas) within 24 hours of their arrival.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">All travellers aged 16 or over must sign the Passenger Register. Failure to do so may result in fines.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-caracteristicas-requeridas-para-alquilar-tu-casa-de-vacaciones\"><strong>Requirements for letting your holiday home<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Your holiday rental must also meet certain specific requirements regarding its interior layout and facilities. These are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Direct ventilation to the outside.<\/li>\n\n\n\n<li>The ability to prevent light from entering from outside, i.e. blinds, curtains or similar.<\/li>\n\n\n\n<li>Security devices on doors to protect privacy.<\/li>\n\n\n\n<li>Fire extinguisher and fire blanket, both fully accessible. The number of these must correspond to the number of rooms.<\/li>\n\n\n\n<li>First-aid kit complying with EU standards (bearing the CE mark).<\/li>\n\n\n\n<li>Visible information regarding the emergency number (112).<\/li>\n\n\n\n<li>At least one bathroom for every three bedrooms, with a lock to ensure privacy.<\/li>\n\n\n\n<li>Written information for guests regarding the rules and use of the accommodation (for example, regarding swimming pools, lifts, communal areas, quiet hours, reception opening hours, waste disposal, services provided, etc.) and the operation of electrical appliances.<\/li>\n\n\n\n<li>As requirements may vary from one region to another, please make sure you check the specifications set by your local authority.<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-declarar-los-ingresos-de-tu-alquiler-vacacional\"><strong>Declaring income from your holiday let<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">As the owner of a holiday let anywhere in Spain, you are obliged to declare your income and pay the relevant taxes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This applies to all holiday let owners, even if they only let out part of, or an annex to, their holiday property. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The tax year runs from 1 January to 31 December. You must submit your tax returns by 30 June of the current year. However, if your property has been unoccupied for a period of time during the past year, you are still required to file your tax return.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are unsure how to file your tax return, you should visit your nearest tax office for further information or visit the Tax Agency\u2019s website.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-3-adapta-tu-propiedad-a-un-grupo-objetivo\"><strong>3. Tailor your property to a target audience<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Now that you have registered your property as a holiday let and met all the requirements for setting up a successful holiday let business, you will need to think about your future guests. Depending on the type of property you have and its location, there may be different types of guests for whom your let is suitable.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-defina-tu-grupo-objetivo\"><strong>Define your target audience<\/strong><\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Why is it important to have a target audience?
